Economic Development
After a difficult period during and after the ‘08 housing crisis, Michigan has roared back to life, thanks in large part to public and private investment, especially in the major metro areas such as Detroit and Grand Rapids, and vacation hot spots, including Traverse City. Programs such as Capital Access through the Michigan Economic Development Corp (MEDC) and the Neighborhood Enterprise Zone Act (NEZ) provide considerable financial strength to projects, despite other current macroeconomic headwinds.
Housing Supply
A critical component to our investment success hinges on identifying opportunities where demand significantly outpaces supply. Michigan offers a number of these markets. In Grand Rapids alone, the current vacancy rate is between 1 and 2%, limiting options for would-be residents, restricting relocation, and expediting the expected lease-up of each new building. Additionally, we look for projects at the forefront of growth within cities, built alongside recent investments in mixed-use retail, leisure, and office space, and that provide easy access to public transportation.
